Specialist in providing many alternative designs for level access
showers to accommodate the particular needs of the client, in conjunction
with the feasibility to alter the property. Along with level access
showers, alternative designs are available for shower cubicles,
shower trays and specialist baths, some with incorporated power
seats.
The adaptations can incorporate any appropriate access / specialist
equipment, including hoists, enabling the person to use the needed
adaptation to its full potential. Disabled facility grant work undertaken,
plus housing association projects.

\ Refurbishment
Renovation projects undertaken to a wide variety
of properties including grade I and II listed buildings. Properties
of all periods undertaken, including thatched cottages, obtaining
all relevant planning permission and listed building consent, producing
required detailed drawings requested by the planning department.
Building control approval also obtained, plus full specification
details produced, carefully taking the period of the building into
consideration, along with the client’s needs. Full
project management also undertaken, highlighting potential areas
of the renovation, which may be of concern to the project, addressingl
unforeseen problems due to being unable to expose a particular area
of the project being altered, or renovated, e.g; dry rot, wet rot,
etc

Extensions \ Alterations
Extension and alterations to domestic properties and public buildings
undertaken, for new kitchens, bathrooms, shower rooms, basements,
loft conversions, integral/ detached garages.
Depending on clients project involvement, I can provide basic
council planning/ building control approval, or provide full working
drawings with specification, upon which a client can obtain an
accurate cost for the works from their tender contractors.
New build projects considered, depending on size, nature and location
of project. Same level of service for new build offered, including
full project management.
Full project management
offered, taking on the roll to ensure the works are carried out
correctly, in accordance to the client’s approved specification
/ working drawings. The architectual fees are based on a percentage
sum, depending on the type of project. The fee is paid in stage
payments, agreed with the client.
Project Management includes:
· Planning permission / listed building consent approval.
· Building control approval.
· Full specification; documentation with additional drawing
information / details, approved with client prior to tendering.
· Tendering of specification & drawings to client’s
choice of contractors.
· Draw up contract, specifying start and completion dates,
agreeing stage payments for the works, checking the project is being
carried out correctly to the specification, solving any unforeseen
problems raised during construction, i.e. foundations, drainage,
etc.
· A final inspection with a snagging list is produced for
the contractor to complete prior to releasing the final stage payment,
ensuring the project is finished to the client’s satisfaction

Feasibility studies \ Condition surveys
Feasibility studies can be produced looking at potential schemes,
which can be discussed with the client and the planning officer
concerned for that area, to ascertain whether or not they feel
it is a viable scheme to take further to outline/ planning submission.
On more difficult/complex schemes it is also possible to employ
a specialist planning consultant, with extensive knowledge of
the Council local plan, and the feasibility of the clients proposals,
based on current / past planning knowledge.
Condition surveys can also be produced on a property, high lighting
potential problems, unforeseen costs, or potential unforeseen
costs due to style / condition of the property, thus enabling
the client to consider their purchase cost of the property, and
the extra cost to rectify any problems / unforeseen costs for
future alterations / extensions.
